Regarding:  Update on Hurricane Repair and Re-opening

Dear Association Member,

As the completion of the Hurricane Ike repair draws nearer, I wanted to take this opportunity to update you on the status of the repair work and the availability for your resort.

To summarize, the total repair work is expected to cost approximately $4.5 million.  Of that amount, about 25% was related to the drying out of the units, corridors, offices and interior walls.  Other big ticket items included roof repair, electrical and HVAC repair/replacement, carpet, drywall and painting/texturing.  A comprehensive list of the work will be made available to you after the job is completed.

We were fortunate to have the financial backing of Escapes!, allowing us to proceed with the repair work immediately after the storm.  Otherwise, we would have had to wait months on insurance advances before hiring the contractor and commencing the work.  Throughout the restoration process we have been working closely with insurance adjustors toward the goal of minimizing the uninsured portion of the loss.  So far, those efforts have been positive, and we remain optimistic about the outcome.  However, as you may know from personal experience, nothing is certain until the final settlement is complete.  A final accounting will be made available to you once everything is settled.

Currently, the resort is open with approximately half of the units ready for occupancy.  The pool, hot tub and fitness center are fully operational.  The boardwalk has been repaired and the steps to the beach have been replaced.  All the landscaping is in, and everything looks very nice.  In the next few days, we hope to post some photos on the website, www.escapesresorts.com, along with a copy of this letter. 

Reservations are being accepted for March occupancy and beyond, but on a limited-availability basis until the work is completed on all units.  Obviously, the construction crew is still working on site, and there is some noise and traffic associated with that work.  We are trying to keep disruption of our guests to a minimum, but completion of the work has to take precedence.  Our current expectation is for the work to be completed in May, just prior to Memorial Day.  For information on availability or to make a reservation request, call or email ETC Member Services at 888-382-4386 or etc@escapesresorts.com.

The annual Meeting of the Association has been tentatively set for April 30, 2009 which is later than usual, by design.  You will receive official notice of the meeting according to the time schedule for notice established in the by-laws.  I hope we will have good attendance this year, and encourage you to come if you can. 

In closing, thank you for your patience and cooperation while your resort has been closed.  Many people have worked very hard to manage the details of bringing your resort back, and to find ways to accommodate the owners whose vacation plans were affected.   We hope these efforts have been and will continue to be evident to you, and believe you will be pleased with the end result.
